When Building Your Own Shed, A Good Shed Plan is a Must!

November 21st, 2008
by Tony Bueler

Many do it yourselfers have undertaken the project of building a shed in their backyard. The really nice ones were usually created off of a well thought-out shed plan.

Starting a project like this requires planning - a systematic way of determining your measurements, your material needs, the time required, etc. And you need to know what you will end up and what it will look like when completed. Preferably it will be something that will complement your home and landscaping and not stick out like a sore thumb!

Cost is of course a consideration as well. If you know what materials you need up front you will also have a very good estimate of how much it will cost from start to finish. You don’t want to go with something elaborate and then find you are out of money before you complete the project.

How long will it take to build? Well, that depends on your skill level and the preparation that you put into it up front. Preparation is the key to having this project be an enjoyable experience and not an aggravating one.

Of course you could do this preparation work yourself or you could start with a shed plan that will give you a jump start on the project. With a good set of shed plans to choose from you will be able pick and choose the kind of shed that matches your skill level as well as fits your budget.

The best shed plans will have drawings, diagrams, blueprints, and step-by-step procedures to make things go smoothly. Many times you will find that these shed plans are very easy to follow and the instructions are presented such that you don’t get lost in too many of the details. You just need to focus on the immediate task at hand and the big picture will take care of itself.

DIY shed plans are widely available at your local home improvement store in books and magazines. You can get a lot more shed plans for the money if you purchase them online.

Not surprisingly, building your own shed can be less expensive than just purchasing a shed outright. And a good selection of shed plans will give you the confidence you need to create a masterpiece and something you will be proud of for a long time.

How You Can Remove a Foreclosure from Your Credit Report

November 21st, 2008
by John Cooper

There is information out there that says a foreclosure will remain on your credit report for a minimum of seven years. The truth is a maximum of seven years.

These reports are false, did you know that credit reporting is entirely voluntary. A lender does not have to report a negative mark on your credit file and can remove one at any time.

I suggest the first step you take is to dispute the listing with the credit bureaus. This is done through a dispute letter sent to each credit bureau.

In this dispute letter you must include why the listing is inaccurate or invalid. Reasons why include; account paid in full, not my account, information is wrong and etc.

Credit bureaus will often deem your first dispute letter invalid. They will respond by requesting more information about the dispute. This is a stall tactic; it costs the bureaus potential profits to hold an investigation.

Thus you repeat the process and if you are persistent you have a good likely hood of getting a dispute deemed valid. Then the bureaus will conduct an investigation.

If they are unable to verify the foreclosure then it must be removed from your credit report. Since the housing crisis many lending institutions have gone under or are unwilling to spend money verifying debt. With some luck your listing will be unverifiable.

However if it is verified then I suggest you hire a credit repair service. They have more advanced dispute techniques at their disposal. They also have an expert understanding of credit laws and if necessary can go to court on your behalf.

We expect some new case precedents with the increasing number of individuals going through foreclosure. Thus it may be in your interest to hire a service, especially if the foreclosure is not your only negative mark.

You do however have one more option. You can negotiate a settlement agreement with the lender. In exchange for your payment get the lender to agree to remove the foreclosure from your credit report.

In sum, you do not have to just live with bad credit. You can have inaccurate or invalid negative marks removed from your credit report.

Tips To Avoid Moving Company Horrors on Your Next Move

November 21st, 2008
by Glenda Q Owens

Whether or not you choose a moving company is up to you…unless the company you work for is footing the bill. The following advice is designed to keep you from choosing the wrong moving company.

If you have little time to pack and move yourself, then hiring a moving company is one of your only options. Sure, you might get friends and family to do it, but like most things, how do you think that will turn out? This might be a good option if you don’t like your belongings!

For the most part, large moving companies give today’s consumers several options to fit nearly any budget. You can find companies who will just park a tractor trailer in front of your home and you load it, to moving companies who will come in, pack everything, load it, clean your home and then transport your belongings to the new home, unpack it and set everything up, clean up the mess and leave. Most consumers pick something in between

Since more and more corporations require their professionals to move often, total package moving companies are gaining in popularity. These are the all in one moving companies that corporations hire. They come in, pack everything for you, load it, tranport it to your new home, unload it, unpack it and set everything up. It’s really a hands off approach to moving. Some companies even go as far as finding your home!

You’ll need to check any company out thoroughly before hiring them - each company should be vetted to your satisfaction, with viable references, if possible. You should also search for any complaints or comments about them online, and see what comes up. These recommendations should also contain information on whether they were prompt, priced fairly, or added additional costs.

You’ll want to ask the moving company you’re hiring some very direct questions. Such as; reference from previous customers, whether or not they carry insurance for both damage or loss in transit and at the home and get firm quotes on everything. Make sure everything is in writing before you decide to hire a company.

Make sure a representative from the company comes out and gives you a firm quote and that you get that quote in writing. Never accept a quote over the phone or email. No one can give you an accurate quote just by asking how many bedrooms you have. Also, at the time they come out, make sure they bring a copy of both their transport and general liability insurance for your review.

It’s also a great idea to take your own inventory. Horror stories abound about missing antique furniture and other valuable when the moving van gets to your home. It’s wise to watch the moving company employees, no matter how reputable the moving company is.

Always ask to review their policy on breakdowns or delays. You neve want to be sitting a your home waiting on the moving company. How many days late do they have to be before you can have your fee back? What if they’re a week late in showing up? These are the types of questions you need the answer for before hiring a moving company.

Reviews of Reverse Osmosis Water Treatment and a Comparison

November 21st, 2008
by David Eastham

The vast majority of reverse osmosis reviews are positive, and in some cases there are glowing comments about the ability of RO units to clean up brackish well water, or water with very high iron or sulfate content. And I would also praise RO systems’ ability to clean up such water. But most of us don’t have brackish water that needs this very expensive and cumbersome technology. In this article let’s take a look at a reverse osmosis water treatment comparison with a newer water filter technology option.

Bad tasting and/or bad smelling water is common in a lot of the US. Sometimes the brackish water, or the water with high mineral content, is just undrinkable. That same water can be cleaned up with a RO system to be very drinkable, but I have always found such water to be very stale or flat tasting.

A flat or stale taste with filtered water can be tolerated, but it does indicate another issue. You see, the funny taste comes from the lack of minerals in the newly filtered water. RO systems do a very good job of removing minerals…too many minerals, perhaps. We need minerals like potassium and calcium for good health and water needs minerals to remain neutral. Water without minerals is a bit acidic and it will attempt to regain neutrality by swiping calcium from our cells, teeth and bones. Osteoporosis suffers may want to consider mineral supplements or food additives if they are drinking water from an RO system.

Many experts in the areas of health and nutrition feel water stripped of minerals is unhealthy if used on a long-term basis, since cancer seems to only exist in environments which are acidic.

RO systems filter by forcing water through a semi-permeable membrane. Any molecules larger than water molecules are separated out and removed. The amount of force required may necessitate an auxiliary pump and it is a something you will want to ask about before you buy.

However, even with the addition of a booster pump, much of the water will not penetrate the membrane and this water, along with any filtered particles, is flushed as an expensive waste.

Chlorine, a poison, is used to kill any bacteria in our well water, or our city water, and, since chlorine molecules are smaller than water’s, they will not be filtered out using a RO system. Neither will any of the thousands of synthetic organic chemicals that trouble our water supplies today. To remove these items, RO systems must be used together with carbon filtration.

Any filter system will somewhat reduce your water pressure, but, as you might expect, RO systems are very slow producers. In order to have an adequate supply of water for bathing or doing laundry you will need a storage tank complete with a diaphram to maintain pressure.

When these units are assembled with the filters, pump (if needed), storage tank, etc., there are a lot of things to go wrong and the largest areas of gripes in the reverse osmosis reviews is over maintenance costs and start up costs.

If your drinking water comes from a water utility company, or from a chlorinated well, not plagued with brackish water, I would strongly urge you to compare the RO system to a selective filtration system. They are also referred to as multi-stage systems.

Selective filtration uses activated carbon which is blended with a chemically charged filter resin, and then compressed in a solid block having tiny, submicron pores. No ‘Rube Goldberg’ system here. The bad water simply flows in one end of the filter, with normal household water pressure, and the good, clean, healthy water flows out the other end with the healthy minerals (selectively) intact. All heavy minerals are removed by ion exchange.

Kiss the extra pumps, pressurized tanks, extra maintenance and operating costs, and, even the need for calcium tablets good bye. If connected right these systems work almost maintenance free, giving you the best tasting, healthiest water you could ask for.

by Guy Baldwin

FHOGS: First home buyers grant is given by NSW government to those who are eligible to buy first home in the market. The federal government has improvised this buyer’s grant in recent times to give an attractive selection for all the first home buyers.

The NSW government has totally financed this First Home Owner Grant Scheme (FHOGS) and managed by the office of State Revenue (OSR). The first home buyers who are ready to buy the first home are approved for a loan of $7000 as these people are helped by the scheme.

Regardless of their income, and the area where they are preparing to buy or build or the first home valuation, the first home owners are qualified to receive the grant. This grant is not earnings tested and no need to pay tax on it.

The Australian Government announced a First Home Owner Boost in October 2008, which supplements the NSW Government, funded First Home Owner Grant Scheme. According to the announcement from the Commonwealth:

First home buyers who purchase established homes will receive a boost of $7,000. These will double the first home buyers grant to $14,000.

First home buyers who build a new home or purchase a newly constructed home will receive an extra $14,000. This will take their first home buyers grant to $21,000.

Using Contemporary Area Rugs To Decorate A Home

November 21st, 2008
by Susi Surandon

Creating a warm home atmosphere that reflects your personal tastes is an important part of decorating. Home decoration with contemporary rugs gives you the versatility to change a room instantly, and since you only need to change one aspect of the room using contemporary rugs is very cost-efficient.

Colors and Styles

Contemporary rugs come in all colors and sizes which means that it should be possible to find the exact style and color needed. A very popular but also classic style is the Oriental style which usually features designs of flowers.

The oriental style is obviously only one of the available styles for contemporary rugs. Many additional styles are available that fit perfectly in special rooms. Kids for example love area rugs with designs that display castles or sailboats.

Patterns

Patterns make up an extremely important part of every contemporary area rug. They are usually divided into bold and simple patterns. Bold patterned rugs stand out and attract attention while simple patterns do the opposite and complement the room instead of attracting the attention.

Tips for Decorating

A large contemporary rug is a good idea for a room that has a simple design, and needs some warmth and color added. One rug can change the atmosphere of your room, bringing out the colors in your home or by adding some spice to an otherwise dull room.

Decorating your home with contemporary rugs allows you to easily control which aspects of your decor you would like to highlight. For example, if you have a neutral colored room, you can bring in a slightly brighter contemporary rug to brighten and freshen your room.

Another tip when purchasing contemporary rugs for hardwood floors is to purchase so called non-slip mats as well to place them underneath the rug to avoid slipping on the floor.

Whimsical Contemporary Rugs

When you are looking for a touch of fun in your kitchen, family room or any other room in your home, then you may want to look at the collection of themed contemporary rugs that are available. You can choose food themed rugs for the kitchen or dining area, or aquatic themed rugs for the wash rooms in your home.

These whimsical contemporary rugs add just a touch of fun to any room, making your home more interesting and inviting. The trick to using contemporary rugs as part of your home decorating is to find the theme you want in the colors that match or accentuate your decor.

Solar Power Fountain Pumps Use a Solar Pane

November 21st, 2008
by Rudi Wolzett

Any backyard will profit from the addition of a revitalizing sound of a fountain. Even the hottest day is tolerable with the resonance of streaming water. Birds and wildlife will be engrossed by your new waterfall. However, all waterfalls have something in common; they use power siphons in order to stop the water from growing dormant, which leads to consequences such as an environment for bugs germs and mildew. These siphons pumps need power, which may not be that cheap. Because spray pumps require around the clock care they can result in a high-energy bill.

However, this doesn’t suggest that you can’t install a spray in your backyard. Instead, consider solar power spray fountains. Solar power fountains will set-up your spray with the same fuel that assists your garden - the sun. By putting in a solar sprayer, you won’t have to pay for the inspirational and eye-catching addition to your backyard.

Solar Power Pumps
Solar energy fountain pumps use a solar pane that collects energy from the sun. The solar pump turns this energy into usable energy to keep the water flowing in your spray, fishpond, or cascade-flow. The gallons-per-hour ranking of the pump establishes the size of solar energy spray pumps you require.

There is another excellent power conserving aspect to solar energy spray pumps; on the brightest days the solar panel can bank energy to make certain your fountain remains running throughout the night and on into cloudy days. In addition, by having solar pumps you can place your spray anywhere in the backyard you wish as long as it is located close to direct sunlight. You don’t have to concern yourself with situating the spray adjacent to electrical energy from you home or the garage or the pool area. The fact that it is solar energy permits placement anywhere you wish. With solar sprayers, you can have more than one spray in your yard.

Solar energy is very easy to understand. It has been a fact since time began. The oceans, and landmasses absorbed sunlight, and that kept the surface temperature at an average temperature of 14 C. The exchange of solar energy into chemical energy using photosynthesis is what produces food, wood and the biomass. That is what produces fossil fuels.

Solar radiation together with secondary solar assets like wind and wave power, hydroelectricity and biomass, accounts for over 99.9% of on hand renewable energy on earth.

Considering this fact, why not consider solar sprayer pumps for your garden. By utilizing these sprays you won’t just save a lot of cash on your electricity bill, but you can design a beautiful backyard or atrium that’ll have the whole neighborhood chatting.

Solar energy is making available new freedoms for gardens and backyards that you couldn’t find with normal electrically powered equipment.

Foreclosure Information Available Free To The Public

November 21st, 2008
by Michael Geoffrey

Losing a home can be one of the most traumatic experiences a family can endure, but it does happen and in some areas of the country it seems to happen more frequently than in others. Persons looking to take advantage of certain situations and find houses at reduced prices, foreclosure information on homes available in their area is available through newspaper advertising as well as through court filings.

Lenders who make the decision to foreclose on homes are required to file a claim with a local court in most states. This court claim provides reasons as to why the lender needed to foreclose such as evidence of allowing the loan to go to default.

Following the judge’s official review of the foreclosure information, they will make a judgment regarding the claim. The individual being foreclosed on is then given a certain amount of time, often thirty days, by which they must pay back their entire loan. The home can be auctioned by the court after the designated period of time is up.

There are still some options available to the homeowner even when the court has agreed to foreclose. They can pay back the money before the house is auctioned. Since all court proceedings regarding home foreclosure is made available to the public, an individual interested in purchasing a home could find information about the homeowner and contact them to buy their house before it ever goes up for auction.

Don’t Make Offers Until You Have the Facts

Before making any quick decisions about buying a home, interested buyers should consider some important details about the home. This is especially true if the foreclosed home was an investment. If, for example, the home was recently purchased and has not yet had time to build up equity, it could cause the cost involved in buying the home higher than the estimated value of the house.

For buyers, looking for information on the homeowners of foreclosed homes in newspapers can help you to get in contact with them and thus begin negotiations without having to go through a lender or other individual.

Lenders earn quite a bit of money as a result of civil action and auctions so they want the home to be sold by means of foreclosure. Even though it is uncommon, a person could try to get their lender to take a sum lower than the total mortgage.
